SAMHI Hotels is India’s premier real-estate developer of hotels, investing in green-field & brown field acquisitions as well as conversion of existing assets throughout the country. SAMHI appointed ASCENTIS in 2011 as its Programme Manager with a comprehensive scope encompassing all project, construction, and cost management disciplines and a single responsibility for all project deliveries. In 2012, SAMHI acquired a plot of land for the construction of the first Hyatt Place hotel in India in the district of Udyog Vihar in Gurgaon, the business satellite city of New Delhi.

Operating within the stringent economics of India’s mid-market hospitality segment and with a tight statutory deadline for opening of the hotel, our team led an extensive value engineering programme on design, materials and construction methods and built a strong contracting team to run 24/7 clockwork construction. The project was delivered and opened to public after a record 22-month construction and was awarded the ‘Best Hotel of the Year’ award in the upscale category at HICSA, the region’s main hospitality conference.

    The record 22-month programme was made possible thanks to a detailed scheduling of all procurement and construction activities, as well as a seamless sequencing of work fronts and crews through a resource-loaded programme of all fit-out trades.

  • The Benefits of Building Information Modelling (BIM)

    The 3D modelling of architecture works and MEP services allowed not only to reduce design coordination and shop drawing time, but also to produce detailed bills of quantities, reduce wastage, and facilitate the setting-out of services at site.

  • Innovative Construction Systems

    To mitigate chronic labor shortage, improve finishing quality, and accelerate the works, a modular system formwork was hired on lease and issued to the contractor. Gypsum walls were adopted for all internal partitions with a double board for better acoustic insulation.

  • Value Engineering

    The optimization of built-up areas and an extensive value engineering of materials allowed not only to invest in construction systems to accelerate the works but also to complete the hotel in a very competitive budget compared to its market peers.
