SAMHI Hotels is India’s premier real-estate developer of hotels, investing in green-field & brown field acquisitions as well as conversion of existing assets throughout the country. SAMHI appointed ASCENTIS in 2011 as its Programme Manager with a comprehensive scope encompassing all project, construction, and cost management disciplines and a single responsibility for all project deliveries. In 2011, in joint venture with Marriott’s own investment arm, SAMHI acquired a greenfield site on Outer Ring Road, in the heart of Bangalore IT hub, to build a combo hotel project featuring a Marriott Courtyard and a Fairfield with common back-of-house facilities.
Operating within the stringent economics of the local corporate market, the design was a relentless optimization of spaces while allowing for enhanced room specifications and a better customer experience. The hotel was an immediate success when it opened, enjoying the full operational benefits of its dual branding and shared facilities.

How we built value

By relentlessly driving the design team to optimize spaces, we achieved a GFA per bay of 62 m2, making this hotel the most efficient in its category with the most competitive capital cost.

  • Optimizing Spaces

    Optimize support areas, reduce basement depth, prioritize revenue-generating spaces was the value engineering mantra of this project.     Fresh from the opening of the first Fairfield prototype in Bangalore, the team re-designed the bathroom to provide more natural light and a better customer experience. This new bathroom design was very well received by the guests and has now been adopted on all new Fairfield hotels developed by SAMHI in India.

  • Managing Risks

    Faced with a civil contractor experiencing financial and organizational difficulties, our team hired a modular system formwork to accelerate the structural works of typical floors and re-allocated all civil & ancillary works to another contractor, thereby limiting the delays and providing timely work front for fit-out trades.
